Alaska Uniform Residential Landlord & Tenant Act
  • 1. Notify Landlord

    • Where/How: Portion Properties accepts notice by text to 907-331-0553 email to info@portionproperties.com or by written notice delivered to the manager’s drop box at your rental location. Please be sure to include your name, the address of your unit, the date you plan to vacate/terminate, and a signature (if by paper notice).
    • When: You are renting on a month-to-month basis by agreement. The law requires that you give the landlord written notice at least 30 days before your rental due date. If you move between rental due dates, the notice must be delivered on or before the rental due date which falls at least 30 days before the move-out date.
    • EXAMPLE: Rent is due the 1st of each month, which is the start and end of your monthly agreement. If you want to move on April 1st, written notice must be delivered to the landlord by March 1st. If you wish to move on April 12th, notice must still be delivered by March 1st, or there would not be a full tenancy months’ notice. Tenants in a month-to-month tenancy who do not give proper notice are responsible for rent for one rental period OR until the unit is re-rented, whichever is less (AS34.03.230).
    • Mid-Month Move-Out Explanation: Your tenancy term basis is month-to-month, meaning that you agree to rent in full month blocks. We understand that life doesn’t always fit into tidy monthly boxes. If you need to move out on the 12th, like in the example above, you are financially liable for rent for that whole month, not just the first 12 days of the month. However, if we can re-rent your unit to another tenant before the end of that month, you will be credited the prorated amount that the new tenant pays to take over your apartment. We will make a good faith effort to assist you by advertising your apartment for rent once we’ve completed a pre-move-out inspection. Please be available for the inspection at your earliest convenience. Please assist us by keeping your apartment clean and showable to other prospective tenants. You can also assist by letting us know when your apartment is available for others to view: time of day, which days, how much notice you need before showings, etc. The more flexible you can be, the easier it will be to find a new tenant.
  • 2. Pre-Move-Out Inspection

    • Once you serve notice, we’ll contact you to set up a time.
    • We need to see your apartment to ensure it’s showable to prospective tenants.
    • We need to be able to anticipate any necessary repairs.
    • We will give you more detail about what’s expected from you as it relates to the Cleaning and Maintenance checklists.
  • 3. Checklists

    • These lists will help you to retain your Security Deposit, and ensure the next tenant can move in as scheduled. Our team will go through every item on both lists. It pays to be thorough.
    • We do not perform post move-out or cleaning inspections with tenants.
    • After your move-out, our cleaning crew will go through the checklist with tools in hand, cleaning and documenting as they go. If they’re able to exit your unit in 30 minutes or less, you will not be charged. Otherwise, you’ll be charged $75/hr. or cost of subcontractors for cleaning services.
    • Our turnover team is trained to know the difference between “normal wear and tear” and damage. If we repair damages, you’ll be charged $75 per hour for labor, plus actual materials costs.

  • 4. Exit and Keys

    • Once you’re all moved out, please LOCK YOUR APARTMENT. Place your keys in an envelope marked with your unit number and deposit them in the Manager’s Dropbox at your location.
  • 5. Forwarding Address and Security Deposit Return

    • Appfolio gives us the ability to return your funds directly to your bank account. Please select this option and make certain your information is complete.
    •  Make certain we have a forwarding mailing address where you would like to receive a summary of your deposit statement and funds.
    • Read AS 34.03.070, especially section G. In summary, if you served proper notice and vacated the unit, we have 14 days to mail you your notice and/or security deposit refund.
  • Apartment Cleaning Checklist

    General Note: We expect every surface to be cleaned upon surrender of premises. 
Portion Properties rents units which have been cleaned to the highest standard of cleanliness. 
This checklist is intended only to assist you in remembering what you may have missed but may not be comprehensive for your specific unit.



    Bathrooms

    • Exhaust fan cover
    • Bathtub and Toilet, inside and out 
    • Mirror or Medicine Cabinet, inside and out
    • Vanity countertop/sink outside as well as inside of cabinet (drawers, cabinets)

    Kitchen

    • Fridge, pull forward. Clean inside and out, top and area behind/under
    • Range, pull forward. Clean oven, inside and out, drip pans and coils, and area behind/under
    • Hood Vent or Microwave, inside and out, small area exposed on top
    • Cabinets and drawers, inside and out
    • Sink and countertops

    All areas including living room bedroom(s) and hallways, if any

    • All windows and window sills, if any. Remove screens, clean grooves at the bottom.
    • Closet shelves
    • All base and door trim throughout
    • Doors
    • Finger prints/dirt/grease around light switches, walls, and doors
    • Sweep and/or mop floors thoroughly. Floors often require multiple passes to clean.

    Tip: Our most common complaint from exiting tenants is cleaning fees charged after they leave. We genuinely hope to refund your entire deposit, as cleaning is a big hassle for our staff. Professional cleaners tell us that they anticipate 3 to 4 hours per unit for cleaning if tenants only do a simple sweep-up and exit. To do a professional job cleaning your unit, set aside plenty of time. Use a bucket of warm water with a mild detergent for most surfaces.  Techniques vary, but consider the following supplies: multiple cleaning rags - wet and dry, toothbrush, Q-Tip’s, oven cleaner, toilet bowl cleaner, microfiber mop, headlamp. Appliances may need drawer and shelf removal. Review the list above carefully for hard to reach and easy to miss locations like the tops of baseboard trim, behind the toilet, top of medicine cabinet, behind appliances, etc.

  • Tenant Maintenance Checklist

    • Thermostat batteries
    • Smoke detector batteries
    • Plumbing drains need to be clear and drain well
    • All unit lightbulbs should function
